East Kensington real estate has changed faster than almost any part of Philadelphia over the last decade. Factory buildings have become lofts and studios, new construction has filled in vacant lots, and the blocks nearest Fishtown now price accordingly. There is still real variation here street to street, which cuts both ways: opportunity if you know the area, an expensive mistake if you don't. I've bought and sold through the whole arc of it.
